Heartland Produce, a third-generation family-owned wholesale produce business, required a modern headquarters and cold storage facility to support product growth and rising demand.
- The facility needed to span 205,000 square feet, with the option to expand to 415,000 square feet.
- They required a 15,000 square foot office and multiple temperature-controlled zones, for ripening, packaging, cooling, and shipping.
- Customized shipping and receiving docks were essential to maximize efficiency and ensure food safety.
OUR SOLUTION:
Zilber Property Group (ZPG) identified a 32-acre site in Greeneway Corporate Park, Kenosha, as the ideal location. This mixed-use redevelopment offers proximity to major transportation routes.
Highlights of the project:
- ZPG incorporated high-throughput cross-dock areas, advanced temperature and humidity controls, and vertical dock levelers into the facility's design.
- Durable cold storage construction techniques, such as IMP wall panels, DuctileCrete flooring, and high-speed cooler doors were used for functionality and longevity.
- Onsite refrigeration and maintenance areas were included to support day-to-day operations.
- ZPG also acquired Heartland's existing facility and retrofitted it for Lipari Foods, ensuring a smooth transition for Heartland.
